The building ‘Villa Marleentje’ with house number 3 (construction year 2011) is a semi-detached house consisting of two apartments numbered 0.1 and 1.1.
The leased property regards the upper duplex apartment. This apartment nr. 1.1 provides for two car parking spaces and the possibility to store bikes and a passenger lift. Pets are not allowed. Smoking is not allowed anywhere in the building.
This apartment provides for : - inventory of household furniture - garage (2 cars) - bike storage room - colour television - radio - free wireless internet access - gas heating - induction cooker (incl. cooking utensils - brand : 'Demeyere') - kitchen with fridge/freezer - oven - micro-wave - espresso coffee machine and standard coffee machine - toaster - dishwasher - washing machine with tumble dryer - cutlery - two bedrooms consisting of one double bed and another room with two single beds for adults - continental duvets - bathroom - separate toilet - front balcony - frontal sea-view.
GENERAL CONDITIONS FOR HOLIDAY APPARTMENT
Article 1 - As guidance These general conditions concern the contractual relations between the lessor and lessee.
Article 2 - Modes of Payment The property can only be reserved by paying 50% of the total renting price within 8 days after having received the official rental lease.
The balance of the renting price and deposit must - at the latest - be fully met 1 month before the start of the booked holiday. In case of non-payment, the lessor preserves the right to rent the property to other candidate-lessees.
Article 3 - Deposit and utilities At the required date of payment, a deposit must also be met. This deposit will be reimbursed within 1 month after the end of the rental period if the lessee has met all his stipulated obligations, this notwithstanding the deduction for the expenditure of water, gas and electricity and cleaning help if requested.
Article 4 - Subleasing Without prejudice to the provisions of Article 5, it is prohibited for the lessee to sublease the property.
Article 5 - In case of a decease In case of an unexpected death of the lessee or a member of his close family, the property may be subleased to a third party in colloquy with the lessor.
Article 6 - Pets It is forbidden for the lessee to bring animals into the building.
Article 7 - Smoking As a statutory provision, a total ban on smoking is in effect throughout the entire building, the garden and the terraces.
Article 8 - Measures of general order The lessor is committed to transferring the property in clean and proper state at the starting day of the rental period to the lessee. Any remarks concerning the tidiness and well-functioning of the apartment and its facilities should be brought to the attention of the lessor in writing within 24 hours after the occupation of the property. The lessee must act as a bonus pater familias. This means that the Domestic Regulations shall be respected.
Article 9 - Inventory of movables An inventory shall at all times be available in the apartment for inspection. The lessee is required to verify the correctness of its contents and shall notify the lessor of any remarks he may have within 24 hours after the occupation of the property. Any objects which are part of the household goods may not be moved nor purloined.
Article 10 - Insurance Both the lessor as well as the lessee are insured with respect to liability for fire and water damage in this property.
Article 11 - Signs and posters The lessee shall refrain from manipulating any signs or posters attached to the building.
Article 12 - Rental period The rental period of this property runs from 12h00 on the first day until 12h00 on the last day of the rental period. The transfer of the property will be done in the presence of both parties. The building has electronic locks. The lessee receives - upon his arrival at the sea - the access code of the lessor.
Article 13 - Night-time rest Total silence shall be respected within the building between the hours of 22h and 8h
Article 14 - Miscellaneous It is forbidden for lessees to take domicile at the address of this property.
